January 2022 – the highlights

After an enjoyable Christmas break we were thrilled to hit the ground running in January with several excellent new properties available for sale. We enjoyed another busy month, with one Falmouth property alone attracting 65 viewings and 16 offers. Sales underway

At the beginning of January we launched a beautifully positioned property in Swanpool, Falmouth boasting some excellent sea views, peace and quiet, and away from traffic. Within 12 hours we had over 30 bookings viewed and the property is happily now under offer at a figure well in excess of the guide price after an incredible 3-week marketing period, far exceeding the seller’s, an indeed our, expectations. This proves that sometimes your first offer isn’t always your best and a decent period of pre and open marketing will guarantee the best price is achieved in a fair and transparent way.

We also listed a superb family home in Truro, impeccably presented and complemented by professionally designed landscaped gardens. Located in a highly desirable development in Kenwyn, one of Truro’s most sought-after residential areas, this property is just a short walk from Truro city centre and the peaceful Idless woods. In just a few weeks, this high quality family home was under offer, illustrating yet again the strength of our market.

We then took on an exceptional home in Carlyon Bay, fast becoming an important market for us. Nestled in a quiet, traffic-free area, boasting over 3,800 sq ft of quality accommodation, this spacious family property benefits from some of Cornwall’s best attractions right on its doorstep, including  The Lost Gardens of Heligan and Eden Project. And yes, already sale agreed!

A flurry of exchanges

Two weeks into January we celebrated our first sale of the year, exchanging contracts on another apartment in the landmark new development Trenarren House, Carlyon Bay. This sensational property comprises six luxury apartments, each with three bedrooms, spacious open plan living, underfloor heating and balconies/terracing, all set within level grounds just moments from the coast path, spa hotel and golf club. We are very pleased to have all six apartments under offer, with two now sold.

We also completed on a superb modern home in the Kenwyn area of Truro: another superb contemporary family home, completed in 2020, occupying the largest of the plots, enjoying panoramic views across the river. With recently remodelled interiors making the most of this light and airy property, this energy-efficient home boasts an open-plan living space that extends beautifully into professionally landscaped gardens (complete with a superb outdoor swimming pool). We are delighted for the new owners who will no doubt be looking forward to a balmy summer in their new home.

Nurturing our Cornish roots

We are continuing our partnership with Zennor Pascoe’s Field to Forest Foundation, an organisation dedicated to habitat creation and tree planting on UK farmland. Their mission is to increase carbon sequestration and encourage biodiversity here in Cornwall by planting trees on redundant farmland. As part of our commitment, we plant two trees for every property we sell. We are very pleased to be able to do our bit to support the natural beauty of Cornwall and its ecosystem, and to offer our buyers and sellers the chance to put down roots in Cornwall in more ways than one.
